A nearly finished office fit-out with glass meeting rooms and a timber feature wall
Commercial and fit-out contractors

Price it from the drawings, run it on one record, and keep every change on paper.

For contractors with ten to a hundred people who price their own work, let packages to the trades and run several jobs at once.

Tendering

Price it from the drawings, not from memory

Fit-out is measured in metres of partition, square metres of ceiling and counts of fittings. Pinnqle measures them off the drawings and builds the price from your own rates.

  • Measure lengths, areas and counts on the PDF drawings, and send each one to the bill
  • Open Revit, DWG and DXF files as they are, without the design software
  • Build a metre of partition once, as an assembly of studs, board, fixings and labour, and use it on every job
  • Split the job into trade packages and compare the subcontractors’ quotes side by side
  • Check the price per square metre against your past jobs before it goes out

On site

One record of what happened on site

The site manager records the day from a phone; the office sees it as it happens. Questions go to the right person on the design team, with a date to answer by.

  • Sign-in at the gate by QR code, permits and deliveries
  • The site diary in five minutes a day, and toolbox talks with who attended
  • Inspections recorded before the work is covered up, and non-conformances closed out
  • RFIs and submittals tracked against the design team’s agreed response times
  • The punch list, with who is putting each item right and by when

On site

The site and the office, working from the same numbers.

What is recorded on site in the morning is in the valuation by the afternoon.

The money

Every change on record, every period applied for

Fit-out margins are made or lost on changes. Pinnqle records each one with what it is worth, and brings it into the next valuation.

  • Variations recorded and valued as they happen, and carried into the next valuation
  • Delays recorded with the days the contract gives you to give notice
  • Applications for payment each period, with the payment and pay less notice dates worked out
  • Subcontractors’ applications valued against the work done, with your notices in time
  • Retention held on each valuation, and the cost and value of each job side by side

Handover

A handover that does not hold up the last payment

The building is the easy part of a handover. Pinnqle keeps the list of what the contract asks for, and who owes each document.

  • Manuals, certificates, as-built drawings, warranties and training on one closeout list
  • Defects and snags tracked to the end of the defects period
  • Link the building to the job, and keep maintaining it after handover
